welcome to creams mill and hall lane. a timeless development in the heart of little lever. creating new homes and restoring the manchester, bolton and bury canal.
what’s the plan?
Our latest scheme will see the creation of 255 new homes for residents of Little Lever and Bolton. We will be constructing 178 homes on the Creams Mill site and 77 on the Hall Lane site. The work will also involve the regeneration of the Manchester, Bolton and Bury Canal. This will bring part of the canal back into use with formalised woodland walks and seating areas overlooking the river.
Main construction works commenced on site in autumn 2023.
Built across three sites stretching along the Manchester, Bolton and Bury Canal, from Hall Lane to Creams Mill, the complete works will provide residents with access to the very best that Little Lever has to offer.
history
creams mill was built in 1677 and operated as a paper mill by the crompton family for many years.
Creams Mill is situated close to Hall Lane, where an aqueduct once stood. Following changes in ownership and a few turbulent financial years, the mill was closed and demolished in 2004.
The site has been vacant for almost twenty years, derelict and still littered with rubble.
Many local people were left without jobs when the mill closed. Now, we want to reclaim the site for the people of Bolton and Little Lever, giving it back to the community as a residential development.

where is it?
the mill was set between the former manchester, bolton and bury canal and the northern bank of the river Irwell.
Creams Mill was once a notable landmark of the Bolton skyline. Situated in the heart of Little Lever, close to Moses Gate Country Park and local shops and amenities, it’s the perfect spot for commuters, families and young professionals.
With several bus routes just a five-minute walk away, commuters can be in Manchester City Centre in under an hour – or 30 minutes by car. The area is readily connected for work, as well as shopping trips and days out in Bolton and beyond.
The Creams Mill site is located near a superstore, as well as many other shops, bars and restaurants Little Lever has to offer.

following the mill’s demolition after its 2004 closure, we saw its potential and secured the site in 2020.
On the back of strong pre-existing relationships, the site was brought into discussions with trusted regional housing associations with plans to create affordable homes for the local area.

Brand-new woodland and public spaces will be created, alongside a revitalised Manchester, Bolton Bury Canal, unifying the development with the area’s natural beauty.
255 new one, two, three, and four-bedroom homes.
Spacious living areas including living rooms, kitchens, and bathrooms.
Garden spaces designed for family living.
Designated parking for residents.
All homes will be planet-friendly. They will feature sustainable and highly efficient air source cylinders to produce hot water. Solar PV panels will also generate electricity and reduce energy bills for residents.

Creams Mill is a community-focused project. That means we are always receptive to the thoughts and feedback of residents to ensure what we deliver meets the needs of the community.
what’s next?
The next steps will include informative hoardings adding to the site fencing.
Once we’ve completed initial works and site set up works, our first activity will be to start work on the canal breach repair. This will include remediation works to the lower part of Creams Mill and clearance to form access to the breach. Around the same time, we’ll start work at the top site at Mytham Road.
